    Ex-Council Property Mortgages

Ex-council properties can offer excellent value, but some lenders have restrictions. We'll find the right mortgage for your former local authority home.

    Mortgages for Ex-Council Properties

Ex-council properties — homes originally built and owned by local authorities — represent some of the best-value housing in the UK. Many were sold under Right to Buy and are now privately owned. While most lenders will mortgage ex-council houses, some have restrictions on ex-council flats, particularly those in high-rise blocks or with non-standard construction. They're popular with first-time buyers looking for affordable options.

    • Most lenders accept ex-council houses without issue
    • Specialist options for ex-council flats in high-rise blocks
    • Right to Buy mortgage expertise
    • 100% fee-free advice — we're paid by the lender
    • Buy-to-let options for ex-council investment properties

Your home may be repossessed if you do not keep up repayments on your mortgage.

    Ex-Council Houses vs Flats

Ex-council houses are generally straightforward to mortgage — most lenders treat them the same as any other property. Ex-council flats can be more complex, particularly if they're in high-rise blocks (6+ storeys), have non-standard construction (e.g. concrete panel), or are in areas with low demand. Some lenders have blanket restrictions on ex-local authority flats.

    Right to Buy Mortgages

If you're buying your council home under the Right to Buy scheme, you'll benefit from a significant discount (up to £96,000 in London, £87,200 elsewhere in 2025/26). This discount can count towards your deposit, meaning you may be able to buy with little or no savings. We specialise in Right to Buy mortgages.

    Construction Type Matters

Many council estates were built using non-standard construction methods — particularly concrete panel systems like Airey, Wimpey No-Fines, and BISF. If your ex-council property has non-standard construction, you'll need a lender who specifically accepts that build type.
